Strong demand for rental property across Highlands

Property consultancy Galbraith has added a new member to its Inverness lettings team after seeing demand soar by more than a fifth over the last year.

Galbraith reports an increase of 21.4 per cent in the number of properties it lets in the Highlands over the past 12 months.

Average rents have increased by 2.7 per cent year on year and for each property there are five tenants on average making an application. The average time taken to find a suitable tenant for a property is just 6.5 days.

In response to the increase in interest Galbraith has appointed Marsaili Macleod to join Sarah Hazzard on its Inverness letting team covering rental property in Inverness-shire, Moray and the wider Highland region.

The appointment is also a reunion as the pair have worked together previously in another lettings agency in Inverness.

Marsaili Macleod said: “I’m delighted to be working with Sarah again, as we have the same approach to customer service and attention to detail. Galbraith has an excellent reputation and manages one of the largest portfolios of rental property in Scotland. I’m hugely looking forward to joining the team.”

“Currently there is huge demand from waiting tenants which is evidenced by the speed at which tenants can be found for rental properties of all sizes. Rents are also increasing due to the strength of demand and limited supply. We focus on careful selection of prospective tenants to ensure a good relationship between tenant and landlord. The rental sector has been subject to increasing regulation in recent years and landlords need a professional agent more than ever.”

Galbraith lets over 1000 homes across Scotland, with the Highland region being one of the busiest in the country for lettings.
