Flood-prone Golspie caravan site to go under the hammer at auction on Thursday

A privately owned caravan park at Golspie which has been flooded several times in recent months is to go under the hammer on Thursday.

The caravan park, which sits on the coast on Ferry Road will be sold at an online auction on Thursday, March 7, with a guide price of £396,000.

The caravan park, which is seasonal and currently closed, only changed hands on December 8 last year.

Previously owned by Inverness civil engineer Neil Morrison and known as Golspie Links caravan site, it is now called the Golden Sands Links.

The site contains 58 serviced caravan pitches, all privately owned and with fees payable to the park.

Caravan owners have complained that they were not told about the sale in December and have yet to be contacted by the new owner.

One said: "The original owner gave no indication of his intentions so it came as a complete shock and we were annoyed to say the least. He did, however, inform us by letter but did not say who the new owner was.”

She added that in previous years Mr Morrison always opened the site about six weeks before Easter.

Selling agents Future Property Auctions say the site offers a “prime investment opportunity”.

It states: “This outstanding site comprises an extremely well established coastal holiday park extending to almost 9.5 acres and featuring 58 serviced caravan plots and a four-bedroom house, built 10 years ago, in an outstanding spot.”

Future Property Auctions say the potential income from the site is £50,000 per annum based on local fees and that planning permission is in place for the addition of an extra 40 caravans.

However, the site, along with the neighbouring North of Scotland Kart Club track and Golspie Golf Course is at risk of flooding at high tide and has been under water several times in recent months.

The caravan owner said: "The site flooded in early November and again in February. The new owners had installed rock armour and set aside an area for motorhomes. However the recent storms have all but washed this away."
