Falls of Shin Visitor Centre goes on the market valued at £350k

The community owned Falls of Shin Visitor Centre has been put on the market valued at £350,000.
Midlothian-based Cornerstone Business Agents are selling the property, which comprises a 60-cover cafe and gift shop, on behalf of the Kyle of Sutherland Development Trust (KoSDT).
The Trust built and opened the facility in 2017 to replace a previous, privately owned and run facility which was destroyed by fire in 2013.
KoSDT sourced more than £1 million in funding from the National Lottery Community Fund as well as £100,000 from Highland Council towards the redevelopment.
However the organisation struggled to make it financially viable, experiencing difficulties in finding an operator to run the restaurant and retail outlet amid Brexit, the coronavirus pandemic and nation-wide staffing shortages.
The facility has not operated since 2020 and the difficulties became so acute that the decision was ultimately taken to put the centre up for sale.
The sellers state that the facility, visited by around 100,000 people a year and sited next to a famous salmon leap, is in turnkey condition, offering “motivated buyers the ability to open and trade nearly immediately”.
Cornerstone Business Agents go on to state that it is an “exciting business and tourism opportunity for motivated individuals.” and that the “space lends itself to a number of different operations and trading styles".
Potential buyers are also being told that the neighbouring ground and facilities may be available for sale by separate negotiation.
KoSDT informed members of the public that the facility was now up for sale in a post on its social media page.
It read: “After a long and complex process, the Falls of Shin restaurant is now being marketed for sale.
“The sale is being managed by Cornerstore Business Agents and all enquiries should be directed towards them.
“We thank you for your patience and support during the difficulties encountered since the closure of the restaurant as a result of the pandemic and we hope that the future owners will be able to deliver sustainable employment and the world class visitor attraction that we feel the site deserves.”
