Easter Ross seafront hotel for sale: ASG Commercial handling sale of Castle Hotel in Portmahomack after owners decided to retire
A seafront hotel is up for sale after its owners decided to retire.
The Castle Hotel in Portmahomack went on the market this week for offers in the region of £295,000.
The four-bedroom hotel and bar - which also boasts a further two private bedrooms for use by the owner - is a popular feature in the coastal village and overlooks the Dornoch Firth.
ASG Commercial, which is handling the sale, describes the business as a “picturesque hotel set in a stunning prime location” and added: “This attractive traditional Scottish hotel offers stunning sea views and benefits from year-round community support as well as significant seasonal tourist trade
“This lovely traditional property contains a comfortable bar with pool table where guests and non-residents can relax after a day of activities. The hotel offers four attractive en-suite double bedrooms and benefits from owners’ accommodation comprising two bedrooms and lounge area.
“The hotel has been transformed in recent years and has become the focal point for the local community and the surrounding areas. The current owners have invested significantly in the building resulting in this well-appointed property providing a comfortable and relaxing atmosphere.
“This is an attractive small hotel which would ideally suit new to market operators or as a first-time venture for experienced personnel wishing to become self-employed.”
They added that the business as currently run is “sustainable” and exhibits “a positive level of income”, but could potentially make even more money as “the current owners have chosen not to trade at full capacity”.
“This business offers an excellent opportunity for significantly increased profitability. Turnover from the letting of four attractive en-suite bedrooms is enhanced by good levels of drinks and food sales.
“Although a small venue, the Castle Hotel is known for its music nights and traditional pub environment throughout the year.”
ASG also said that the owners, who bought the hotel in 2022, have undertaken “significant internal renovations” under their tenure, and that the building has also been fully repainted inside and out.
The customer bedrooms, which are all located on the first floor, feature a mix of family rooms and twin/doubles, and all are en-suite.
The owner accommodation, meanwhile, is comprised or a large bedroom with en-suite bathroom, a kitchenette/dining/office/utility room, currently also used as a bedroom, and a lounge which enjoys views to the bay.
“These rooms could be reconfigured to suit new owners’ personal preferences,” said ASG.
