An 11-bedroom country house in rural Caithness has gone on the market for offers over £450,000.

Banniskirk House is set in grounds extending to some 22 acres near Halkirk. It is said to be in need of refurbishment and modernisation.

The house is being marketed by Bell Ingram.

Potential buyers are being told that it represents a “superb opportunity to acquire a substantial family home”, while there is also tourism potential with a campsite having operated in the grounds previously.

The brochure states: “The current owner has been undertaking continued maintenance of the property with significant roofworks being undertaken including ridging, guttering and lead work, insulation being installed and the electrics being tested.

“The property does have oil central heating and is double glazed. The property retains many original period features throughout. The rooms are spacious and bright with plenty of natural light.

“Within the property there is an entrance vestibule to the main hall.

“There is a drawing room, sitting room, dining room and snooker room. Also on the ground floor there is a kitchen which has unused kitchen units and appliances and snug. An inner hall leads to a boiler room, utility room, garage and WC.
