Easter Ross farm lodges plans with Highland Council for luxury glamping site and sauna on land north of Hilton of Cadboll at Cadbollmount
A new "luxury" glamping site could be created in Easter Ross after plans were submitted to Highland Council.
Applicant Duncan Scott is seeking to erect eight glamping pods on agricultural land at Cadbollmount Farm, and cites the new accommodation as a "form of farm diversification".
The site is north-east of Hilton of Cadboll and acceddes via a mnor road that connects to the nearby B9165.
The pods would be available to let year-round but would not be available for permanent residence.
A supporting statement lodged with the application by agents, Glampitect, said: "The proposed glamping site will offer contemporary, luxury holiday accommodation to visitors within a suitable travel distance of Inverness and further afield across the country, thus being suitable for weekend trips and short stays.
"The area and surroundings are rich in tourist attractions such as Tarbat Ness Lighthouse. Nearby towns offer plenty of cafes, restaurants and local shops for guests to visit and as such, the proposal will create an economic benefit to local businesses and services. The proposed accommodation will allow visitors to spend time outdoors to relax in a natural setting as well as explore the surrounding area.
"As mentioned the proposal is a form of farm diversification to support Cadbollmount Farm. The development has been located in an area which does not sacrifice prime agricultural land and can be easily maintained and managed by the farm owners.
"Glamping installations require minimal groundwork and non-harmful construction practices. We, therefore, believe the proposed small-scale glamping pods, built from natural materials, will provide an ecologically viable accommodation solution, suited to the area.
"The concept of luxury glamping is now gaining popularity throughout the UK, with standards and guests’ expectations on the rise. This site is intended to be amongst the best available in the area and provide an exciting new alternative, offering guests a secluded retreat in nature and high-quality, modern glamping accommodation."
If approved, the site will also result in the creation of a communal sauna, footpaths, permeable track and parking areas, secure bicycle storage, storage hut and recycling/refuse storage. An electric car charging point is also planned.
Some "minor landscaping" of the site is also envisaged, including limited ground levelling and the planting of a range of native trees, hedgerow, shrubbery and meadow grass with wildflowers throughout the site.
An existing row of trees bordering the north boundary of the site will also help to partially screen the development from the public road on the opposite site.
Glampitect continued: "The site will be marketed as a peaceful and relaxing retreat in nature, which should mean noise from guests is not a consideration, with minimal likelihood of noise and disruption to neighbouring properties and road users etc.
"There is no intention to use the units for long-term lease / permanent residences. The compact footprint of the pods would not be suited to this in any case."
